Collecting Rent

Rent can be collected through our online payment system or by check. At First Lock we use a tenant portal for this purpose, as it speeds up the process and makes it easier for both the tenant and our property managers.

Unpaid Rent

When a rent payment is missed, First Lock sends notices to the tenant every two days. After day 10 we notify the tenant with a Notice to Quit — essentially pay or vacate the unit.

Evictions

We have employed leading real estate attorneys in the area to assist with the process of starting eviction proceedings, and we work with those attorneys to draft a notice to vacate.

Maintenance

Preventative Maintenance

Preventative maintenance keeps your property in great shape and reduces the repairs tenants need. First Lock uses contractors within our network for routine maintenance because they are dependable and carry valid insurance and licensing in your state. Owners may use their own contractors when a property is vacant and they oversee the work, though we will vet the contractor and request proof of insurance so repairs are not delayed.

Routine Repairs

For routine repairs, tenants use their personalized property portal to submit a request. If it is not an emergency, the property manager begins the repair request process by reaching out to one of First Lock's contractors, then updates the tenant on the contractor's timeline through the portal.

Emergency Repairs

First Lock has protocols for emergency repairs such as a flood or no heat. Some emergencies require immediate action, and we inform the owner of the situation and the remedy as soon as practically possible.

Vacating Practices

Once a tenant has vacated a property, First Lock performs an inspection and debriefs the owner on the condition of the property and any repairs that may need to take place. It is a priority to complete this within the timeline set by state legislation, so the tenant is notified of the repairs and the difference in the balance of their security deposit within 30 days of move-out. Once the tenant is notified, First Lock schedules the necessary contractors to complete repairs in a timely manner.
